Become A Homeowner in 2020. It’s Easier Than You May Think

Become A Homeowner in 2020. It’s Easier Than You May Think

Is 2020 going to be your year? It very well could be. Owning a home of your own shouldn’t be just a pipe dream. It is one of the greatest of life’s accomplishments and is the milestone that most Australians aspire to celebrate. It’ your time! You’ve been saving for a while, you’re tired of renting and you’re seriously considering making that jump into home ownership. A right of passage that lies within the proverbial Great Australian Dream.

So why have so many Australians NOT entered the property market?
In recent years the thought of building or owning a home has been somewhat of an insurmountable challenge and has been more so a story of ‘gloom and doom’ for young Australians rather than inspiration. The truth is, home ownership being “out of reach” has become the narrative and has been perpetuated by the increased cost of living, the already high market price of houses and the sometimes-strict lending criteria.

BUT there IS hope and you do have options, sensible options that give you peace of mind that your home owning future isn’t as bleak as once thought. In fact, it’s as bright as a newly built home, your first home with a lifestyle to match.

Building a home provides many benefits and the process is actually much simpler than you may think, and with the right team behind you it can be one of the most rewarding and enjoyable experiences of your life.

Let’s bust a home buying and home building myth

MYTH – You need a substantial deposit (roughly 20%) to get into the property market

FACT – We want to get you out of renting and into your own home sooner! The team at Valcon Homes have a genuine First Home Buyer solution that is more manageable and will have you on the journey to home ownership sooner than you thought.

When deciding to build a house, the process generally starts with having a sense of your budget and all other aspects follow suit. In most instances the budget to secure a home loan is the biggest obstacle faced by first home buyers.

The percentage or size of deposit you’re able to outlay (a 20% deposit) is so often emphasised that it becomes disheartening for hopeful First Home Buyer’s, but the truth is, you can get into your first home sooner and all you need to pay now is $2K. With Valcon Homes, becoming a homeowner can be your reality.

We have a genuine First Home Buyer Solution to get you out of the rental rut into your first home.  This is an exclusive first home buyer opportunity to enter the market and build something of your very own.

No gimmicks, we just have a way to help people, couples and young families to own their first home sooner and share in the great Australian dream of home ownership.

Why more Australian’s are choosing to build

As a First Home Buyer, building a new home entitles you to the First Home Owner’s Grant (FHOG) – a state government incentive that acts as a helping hand and makes it easier for Australian’s looking to enter the property market .

As of 2019, the current value of the FHOG in Queensland properties is $15,000 if you are buying or building a new home up to the value of $750,000. This grant is only available to first time home buyers purchasing a new property or for people who are building their own property (or contracting with a builder to do it on their behalf).

General FHOG eligibility criteria includes;

  1. The home you are buying, or building must be new and valued less than $750,000 (including land). A new home is a brand-new dwelling that has not been previously occupied as a place of residence or sold as a place of residence.
  2. You must be over 18 years old.
  3. You must be an Australian citizen, have a permanent visa or be part of a joint first home owners grant application, along with an Australian citizen. In some circumstances, New Zealand nationals with a special category visa may also be eligible.
  4. You must not have owned a home previously.
  5. You have not received a first home owners grant previously.

Your home, built your way. When you build a new home, you get to take charge of every aspect from home design, to location, to colours and fixtures. A new build home is completely yours, based on your own unique tastes and preferences. It’s like a blank canvas ready to be built with a purpose, just for you and your family.

Your preferred location and lifestyle. With new residential developments and communities being developed across Queensland, you’ll have your pick of some of the most sought after House and Land options across the state – all of which are designed with a ‘community’ in mind.  These new residential developments give you the prospect of living in a functional and vibrant neighbourhood grounded in best practices of modern town planning.
